The Gap
When fees fail to keep pace with expectations
Wednesday 14 October 2026
5:00 pm
Strata management has changed dramatically. The expectations, responsibilities and expertise required of a strata manager today are far greater than they were 20 years ago — but has the way the industry prices its services kept pace with this growing scope and expectation?
From increasingly complex legislation and compliance obligations to building defects, insurance, financial management, technology and rising owner expectations, the scope of modern strata management continues to expand. At the same time, pressure to keep management fees low is challenging the industry to deliver more for less.
This webinar will open an important conversation about the gap between price, service and professionalism in strata management — and what that gap means for owners, committees and the future of the profession.
We’ll explore what sits behind different pricing models, why some providers can offer significantly lower fees, the growing use of offshore and outsourced services, portfolio sizes, recruitment and salary pressures, and whether current pricing models can sustainably support the level of service and expertise now expected and needed to manage increasingly complex strata schemes.
Key topics:
- The growing gap between strata management fees and the scope of services expected
- How the role of the strata manager has evolved
- Why comparing management fees alone can be misleading
- Portfolio size and service capacity: balancing quality, quantity and professional fees
- What can sit behind a lower-cost strata management model
- Outsourcing and offshoring: cost efficiencies, service considerations and data management
- Recruitment, salaries and the cost of retaining experienced professionals
- The increasing technical, legislative and professional expertise required
- What sustainable and transparent strata management pricing could look like
Confirmed panellists:
- Leanne Habib, CEO, Premium Strata
- Megan Parkins, Director Tender Advisory
- Aaron Petrilli, Managing Director, Property Recruitment Partners
