Rain Water Tanks and your Strata Scheme

Last month was the warmest January on record globally, with Australia experiencing sweltering temperatures of 40ºC plus and smoke haze for days on end. In the past week we have had the wettest February in years with some suburbs receiving in excess of 150mm in a 24 hour period.

Your Strata Scheme may look into installing a water tank to water common property gardens to utilise water run off from the building. There is an existing clause in the Strata Schemes Management Act 2015 – Section 108 that allows the Owners Corporation to add to, alter, or erect a new structure on common property for the purpose of improving or enhancing the common property.

NSW still has Level 2 Water Restrictions in place which restricts hosing down hard surfaces and gardens. You can still water gardens with a watering can or bucket and use a drip irrigation system controlled by a timer for a maximum of 15 minutes a day per watering zone.

The NSW Government has has advised that Level 2 Water Restrictions will be rolled back for Greater Sydney and Lower Hunter residents. They are expected to return to level one after dam levels rose above 80 per cent in the last fortnight. They are set to be removed from February 24 in the Lower Hunter and on March 1 in Greater Sydney, for more information on Level 2 Water Restrictions visit Sydney Water.
