The reader recently moved into a strata building, and wanted to know how to go about organising a roof repair with limited funds available in the sinking fund.
In summary, the roof is common property and as such a repair should be requested by the Executive Committee and arranged by the appointed Strata Manager. The manager should engage an expert to inspect and determine the scope of repairs required, before requesting tenders. A subsequent meeting of the Owners Corporation would need to consider the tenders and raise funds if there isn’t enough surplus in the sinking fund. Following the approval and raising of funds, work can commence.
